New Danville CVS building more green

DANVILLE — The new CVS building in Danville will contain more unpaved space than the current property at 435 Mill St.

Following a hearing Wednesday evening, the Danville Zoning Hearing Board approved variances for setbacks and for minimum parking requirements for the new CVS building which will replace the Hawkins Chevrolet building. The car dealership will relocate to Mahoning Township.

Attorney James Welch, representing the developer, said he didn’t know when construction would begin.

“I love the additional green space,” board member Bonnie Trump said, referring to an increase in unpaved areas around the building. She added CVS has been a good neighbor in Danville. CVS is currently located along Northumberland Street.

Joel Dellicarpini, project manager, told the board he has been involved with more than 100 CVS projects.

The current site contains 93 percent impervious cover in a floodplain, he said.

CVS proposes a 13,225-square-foot building with a single drive-through window entry on the southern side and a loading area on the northern side, he said.

A total of 105 spaces would have been required for a building that size. CVS proposed 65 spaces.

There will be 60 percent impervious space and 40 percent green space with storm water significantly reduced, Dellicarpini said. He was confident 65 parking spaces would be sufficient. The new building will also be elevated out of the floodplain. “It will be an improvement and good redevelopment,” he said.

Board member Rich Knouse thought the CVS plan made for good use of the property.
